For sellers

Selling your home

The right price, a home that shows beautifully, and marketing that reaches the right buyers.

My approach

1. Price it right from day one. I bring detailed local pricing data and a clear recommendation, backed by the FORM team’s experience across the west metro.

2. Prepare the home. A walkthrough with a practical list of what’s worth doing and what isn’t. When it makes sense, Compass Concierge can cover the upfront cost of eligible improvements like paint, flooring or staging.

3. Market it everywhere buyers look. Professional photography, video, the MLS and major home search sites, social media, Compass’s network of agents, and FORM’s multi-channel marketing.

4. Negotiate with a plan. I’ll help you compare offers on more than price, including financing strength, contingencies and timing, and guide you through inspection and appraisal.

5. Get to closing smoothly. I handle the details with the buyer’s agent, lender and title company and keep you updated every step of the way.

Buying and selling at the same time?

This is one of the most common questions I hear from families. There are several ways to handle it, including bridge financing, contingent offers and rent-back agreements. We’ll figure out which one fits your situation.

Frequently asked questions

How do you decide on a list price?

I look at recent comparable sales, homes currently competing with yours, how quickly homes are selling in your neighborhood, and your home’s condition and updates. Then we talk through strategy: pricing to create urgency versus leaving room to negotiate. You’ll see all the data, not just a number.

Should I make repairs or updates before selling?

Usually a few targeted fixes, fresh paint, good lighting and a deep clean give the best return. Big remodels rarely pay for themselves right before a sale. Compass Concierge can front the cost of eligible pre-sale improvements, which you repay at closing.

What does it cost to sell a house in Colorado?

Sellers typically pay real estate commissions, the owner’s title insurance policy, their share of closing fees, and any agreed repairs or credits. I’ll give you a net sheet estimating what you’ll walk away with before we list.

When is the best time to sell in Denver?

Spring often brings the most buyers, but less competition in late summer, fall and winter can work in your favor. The right time depends on your next move and your neighborhood. Let’s look at the numbers together.
